I’ve put together a summary of various details about the newly added mansions in GTA 5.
As expected from the most expensive properties in the game, they offer plenty of impressive features to check out. However, no new missions are added, so keep that in mind when deciding whether to purchase one.

Mansion Purchase Method / Location Recommendations
To purchase one of the newly added mansions, you’ll need to access Luxury Real Estate.
You can do this by going to “Internet → Money and Services → prixlucxuryrealestate.com”
Click the site with the black background and gold palm tree image to enter.

There are three mansions in total: Tongva Estate ($11,500,000), Vinewood Residence ($12,200,000), and Richman Villa ($12,800,000).
Tongva Estate offers an ocean view, but its main drawback is its less convenient location.
Vinewood Residence is close to the city and located near the casino, which is a major advantage; however, the view from the mansion itself isn’t very impressive.
Lastly, Richman Villa is the most expensive option, but it offers both the best location and the best view, making it the most recommended mansion overall.
Since daytime photos are easy to find, I’ve prepared nighttime images instead.
You may find these helpful when deciding which mansion to purchase.

Renovation (Options)
When purchasing a mansion, there are three main optional categories: Interior, Additional Facilities, and Staff Hiring.
Interior
The interior options are purely decorative so that you can choose them based on your personal preference.
- Tinting ($100,000) – Determines the color tone of the walls.
- Patterns ($245,000) – Changes the wall patterns.
- Decor ($399,500 – $612,500) – Adjusts the overall interior style. You can choose from three themes inspired by Los Santos Loft, San Andreas Coastal, and Vinewood Regency.
Additional Facilities
These options add facilities that are either practically useful or purely for entertainment.
- Armory ($720,000) – Adds an armory and cabinets, allowing you to use a workshop. You can purchase weapons at a 5% discount and customize Mk II weapons.
- Arcade ($950,000) – Installs arcade machines inside the mansion for entertainment. These machines can be shared with your Arcade business. If you do not own an Arcade business, this option cannot be purchased.
- Podium ($650,000) – A decorative feature that allows you to display a vehicle from your mansion garage.
- Vehicle Workshop ($880,000) – Adds a vehicle workshop to the mansion, allowing you to modify cars directly on-site. GTA+ members can also access special modifications similar to the Vinewood Club Garage, though this option does not provide any discounts.

AI Assistant Mansion Services / AI Assistant Contact Services
AI Assistant Mansion Services
Mansion services are features that can be used inside the mansion. They can be accessed through the panels or TVs located throughout the house.

- Fast Travel – Allows you to warp to properties you own, businesses, and service vehicles. However, while in CEO status, you cannot travel to Biker businesses, and while in MC President status, you cannot travel to Special Cargo Warehouses or Vehicle Cargo Warehouses.
- Business Production Boost – One of the most useful mansion features. You can select one business to triple its production speed for 24 hours. This has a 24-hour cooldown, and it does not increase bunker research speed.
- Champagne Service – Allows you to order a bottle of Blêuter’d Champagne in the mansion kitchen.
- Host a Party – You can host a party in the mansion’s party room, inviting all players in the session, with NPCs spawning to join and enjoy the party.

- Exit via Personal Vehicle – Allows you to leave using a vehicle stored in your garage.
- Exit via Luxury Vehicle – Allows you to choose one of the luxury vehicles provided by the mansion. There are six options: Baller ST-D, Cinquemila, Comet S2 Cabrio, Niobe, Shinobi, and Viseris.
- Exit via Helicopter – Allows you to select one of your owned helicopters and depart from the rooftop. The mansion provides a Volatus by default, and only Pegasus helicopters can be used.
AI Assistant Contact Services
The AI assistant is added to your contacts, allowing you to access these services by making a phone call.
- Limousine Service – Requests a limousine that takes you to your mansion. If you set a waypoint on the map before departure, the limousine will drive you to that location instead.
- Request Luxury Vehicle – Allows you to request a luxury vehicle near your location. There are six available options: Baller ST-D, Cinquemila, Comet S2 Cabrio, Niobe, Shinobi, and Viseris. This service is separate from your personal vehicle.
- Business Production Boost – Functions the same as the mansion service and cannot be used simultaneously with it.

Interior

First Floor (Ground Level)
On the lower ground floor, you’ll find both indoor and outdoor swimming pools. Using the indoor spa will reduce your psycho level. There are also two bedrooms, where you can shower or change clothes. Another room is equipped with a home theater, allowing you to watch movies.
In the center of the floor, there is a trophy display area, which can be customized through mansion renovations. If you have purchased the Arcade or Podium options, they can also be accessed here.

Basement Level 1
Basement Level 1 features a nightclub, where parties hosted through the mansion’s services take place. It also includes a basement garage, allowing you to access your vehicles. If you have purchased the Armory, it can also be used on this level.

Basement Level 2
Basement Level 2 contains a large vault, which fills with cash and gold based on the amount of money the player owns. You can also access the garage from this level, and if you have purchased the Vehicle Workshop, it can be used here as well.

Rooftop
The rooftop features a helipad for helicopter access and yoga mats. When approaching the helipad while flying a helicopter, it will automatically land. Using the yoga mats, similar to other fitness equipment, allows you to increase your Stamina stat and reduce your psycho level. If your stamina is already at its maximum, you will receive a temporary boost to running and swimming speed instead.

Garage
Lastly, the garage can be accessed from Basement Level 1 and Basement Level 2, with space for 10 vehicles on each level, allowing you to store a total of 20 personal vehicles per mansion. Since this capacity applies to each mansion individually, owning all three mansions lets you store up to 60 vehicles in total. If you have added the Podium, you can also take a vehicle from the garage and display it there.
